Choosing a large group cottage
near Puy du Fou

Twelve people, three generations, a park that takes two days: a group cottage should be chosen on its real beds, bathrooms and drive time, not on the number in the listing. Here are the six criteria we would check ourselves, and the questions to ask any owner.

How do you choose a group cottage near Puy du Fou?

First count the real beds, then the bathrooms (no more than six people per bathroom), and measure the actual drive in minutes rather than in kilometres. Then check that the group can split up in the evening: two houses or two wings, with real sound insulation. Finally, ask what is included (linen, end-of-stay cleaning, baby gear) and whether a late arrival is possible. A cottage that sleeps 6 often means 4 real beds and 2 extra sleeping spaces.

The six criteria, in the order they matter

1. Real capacity, not advertised capacity

A “15-guest cottage” may have 10 real beds and 5 emergency sleeping spaces. Ask for the bed-by-bed detail: double beds, single beds, sofa beds, floor mattresses. At our estate, each cottage has one double bed, two single beds and a sofa bed: four real beds, six sleeping spaces with the sofa bed. Across two cottages that is 12 guests at most, and the estate is most comfortable at eight.

2. Bedrooms and bathrooms

This is the bottleneck of every group morning. Our rule of thumb: no more than six people per bathroom, and a WC you can reach without crossing a bedroom. At 12 guests, two cottages give four bedrooms and two bathrooms, each with its own WC, rather than one bathroom under siege at 8 a.m.

3. Distance to Puy du Fou, in drive minutes

A straight-line kilometre says nothing about the drive. Ask for the driving time, check it on a map at the hour you will actually leave, and add parking and queue time. From Les Essarts it is 35 minutes: close enough to nap and go back, far enough for a quiet evening. After a night show, the drive home decides how short the night is.

4. Separate spaces

Spending the day together does not mean sleeping together. Two houses beat one big one: two kitchens, two living rooms, two entrances, and a sleeping baby no longer depends on the adults’ bedtime. Ask how sound travels between the parts. Here, double acoustic insulation separates the two cottages.

5. Baby and children’s gear

With several families there is almost always an infant. Check that the travel cot, high chair and baby bath are provided, with or without a fee, rather than packing them into the car. Here, a travel cot with sheet and mattress protector, a baby bath and a high chair are provided on request, at no extra charge.

6. Late arrival and what is included

Coming back from the park at 11 p.m. should not depend on a key handover. Ask whether self check-in exists (key box, code lock), whether bed linen is provided and whether end-of-stay cleaning is included in the price. Here, a smart lock with a code lets you arrive when you like, beds are made on arrival and end-of-stay cleaning is included.

Eight questions to ask before booking

  1. How many real beds, and how many extra sleeping spaces?
  2. How many bathrooms and WCs, and where are they relative to the bedrooms?
  3. How many drive minutes to Puy du Fou on a Saturday morning?
  4. Can the group split up in the evening (two houses, two wings, sound insulation)?
  5. Are bed and bath linen provided? Is cleaning included in the price?
  6. Travel cot, high chair, baby bath: provided or to bring?
  7. Is a late arrival possible without a key handover?
  8. What are the rules on pets, noise and parties?

Our answers to these eight questions

La Grange Essartaise opens in spring 2027: two adjoining cottages, Sand Baya and Le Cottage, in Les Essarts, 35 minutes from Puy du Fou. Twelve guests at most, four bedrooms, two bathrooms, two kitchens and a shared garden. No pool or spa here: our choice is space and independence.

Frequently asked questions

How many people can a group cottage really sleep?

The number of real beds, not the advertised figure. An extra bed or a sofa bed helps for a night, not for a week. Ask for the bed-by-bed detail before booking.

What distance from Puy du Fou is acceptable?

Up to 35 to 40 minutes of driving stays comfortable for a group with children who want to go back and rest in the middle of the day. Beyond that, the late drive home weighs on everyone. Check the drive time on a map rather than the distance in kilometres.

Should we pick one big house or two cottages?

For several families, two cottages give more independence: two kitchens, two bathrooms and separate bedtimes. One big house suits a group that wants to share everything, as long as it has enough bathrooms.

How many bathrooms do 12 people need?

Our rule of thumb is six people per bathroom at most, so two bathrooms at least for 12, ideally with a WC in each house. Our two cottages each have a bathroom.

Can we arrive late after a day or an evening at the park?

It depends on the cottage. Ask whether self check-in exists. Here, a smart lock with a dynamic code lets each family arrive whenever they like.

When can we book at La Grange Essartaise?
